I would love to chat property management services I provide for single family homes & multi-unit apartment complexes, so please feel free to reach out to me directly by phone or email: lesley@ferrari-lund.com Services include -Walk through of property to determine price and take marketing photos. -A condition of property report prior to occupancy of tenants. -Advertise on websites Ferrari-Lund.com, Trulia, Hotpads, and many more! -Weekly vacancy check -Respond to all rental inquiries and schedule in person showing appointments -Process applications thoroughly requiring tenants to provide proof of income and identification. Tenant credit screening and criminal background check are required for anyone over 18 yrs old. -Execute lease agreement with best qualified applicant and collect all move in funds. -Move in condition report done with tenants prior to occupancy. -On-call 24/7 for all property and tenant emergencies -Monthly drive-by inspections -Annual interior and exterior inspection of home -Schedule and account for maintenance as needed. -Collect monthly rent from the tenants, tenants conveniently have access to pay rent online 24/7 -Send out late notices and or evictions to tenants if necessary. -Owner disbursements made by the 15th of each month via ACH -Owner has access 24/7 to owner portal with monthly and annual financial reports & copies of invoices. -Property Management will Hold tenant’s security deposit and perform move out inspection and Security Deposit Disposition to tenants in required by NRS, 30-day time frame. -1099 reporting annually And so much more!
